Tim Laudick, president called the meeting to order at 7:05pm

Present: Tim Laudick (president), Sandie Cooper (Treasurer), Mike Davis (owner of 857), Randy Fay (Secretary), Ray Musser, Ron LeCrone.

The minutes from June 7, 2016 board meeting were approved, moved by Sandie Cooper, seconded by Ray Musser, approved unanimously.

Treasurer's report from Sandie Cooper:
* Attached balance sheet and budget vs actual.
* Three owners are not behind one payment.
* She prepared new reports (Budget variance and balance sheet) and is generally working on improving reports.

Ray moved and Ron seconded acceptance of the Treasurer's report; Unanimous approval by the board members present.

Landscaping

• Nancy Lewis sent a general report on landscaping issues (attached).
• Ray Musser asked WD Yards for a meeting about crabgrass issues. Nancy met with them, and they did spray the grass.
• Discussion about fall bush/tree trimming and how much things should be trimmed? Try to communicate about stuff.
• Nancy: We need to take out stakes on trees that don't need them any more.
• Tim mentioned concern about liquid fertilizer and weedkiller. (Agreement says granular treatments) He thinks we should hold them to that.
• Tim mentioned concern about moss and algae in pond, aerator doesn't seem to be working. Ray will contact WD Yards about that.

Architectural: Ron LeCrone wants to put a storm door on his front door. The board encouraged him to do so, it's approved.

Unfinished business:

• Retention pond piping review remains unfinished. Ray is responsible for it.

New business

• Mike Davis (857) has had a problem with standing water from watering. Ray has looked at it and will follow up.
• Randy should send out new budget items suggested for 2017.
• Discussion about people using Montclair Drive to try to access Riverbend Park. Mike Davis will contact the Town of Palisade about putting up "no exit" signs on the frontage road to try to keep people out of here. Sandie Cooper will contact the Chamber of Commerce about blocking the street during events.

Action Items:

• Randy: Send out budget reminder in November, make sure the budget proposal is prepared for December meeting.
• Ray: Follow through on retention pond piping review.
• Ray: Contact WD Yards about algae and moss in pond, aerator problem.
• Ray: Make sure problems with standing water at 857 (Mike Davis) have been solved.
• Sandie Cooper: Contact chamber about blocking the street during events.
• Nancy: Communicate clearly about fall trimming expectations with WD Yards.
• Nancy: Arrange to remove support stakes from trees that don't need them any more.
• Nancy: Make sure WD Yards is using granular treatments, not liquid fertilizer and weedkiller.
• Mike Davis: Contact Town of Palisade to improve signage to make sure people don't accidentally come down the street.
